These terms and conditions apply to individual bookings. Separate terms and conditions apply to group bookings.

These conditions apply to rented holiday homes, other premises, and services. Collectively, these are referred to as ”property.”

Reservation

  • The customer is responsible for reviewing the descriptions of the reserved property/properties and the associated booking conditions.
  • By making a reservation through Kanava Resort’s online booking service (Moder) or with Kanava Resort’s sales office, the customer agrees to these booking conditions.
  • A customer’s reservation becomes binding once it has been confirmed, and the customer has paid for the reservation.
  • Reservations made through external intermediaries are subject to the specific terms of that intermediary.

Payment and Payment Terms

  • The rental amount must be paid in full.
  • The rental price includes the applicable value-added tax. Kanava Resort reserves the right to make price adjustments at any given time.
  • If the reservation is made via our Sales Office, the customer will be sent a payment link to complete the reservation payment.

Cancellations

  • Cancellations must be made in written form, for example, via e-mail to Kanava Resort Sales office info@kanavaresort.fi
  • The date of cancellation is the day when Kanava Resort receives notice of the cancellation.
  • Failure to pay the invoice does not constitute a cancellation.
  • Cancellations made 28 days before the reservation start date will be refunded 100 % of the reservation value.
  • Cancellations made reservation 14–27 days before reservation start date will be refunded 50 % of the reservation value.
  • Cancellations made less than 14 days before the reservation start date will be charged totally of the value of the reservation.

Campaign and offers

  • For campaigns and discounted services, special booking conditions may apply, which will be stated at the time of purchase.

Owner’s Right to Cancel Reservation

  • In the event of force majeure, Kanava Resort may cancel the reservation.
  • The cancellation will be notified promptly to the customer.
  • The customer has then the right to receive a full refund of the rental amount.
  • In the case of a reservation canceled due to force majeure, any costs incurred by the customer will not be reimbursed.
  • Kanava Resort reserves the right to cancel a reservation if the rental payment is not received by the due date and remains unpaid even after a five-day grace period.

Key Handover and Usage

  • The property key is in a key box that opens with a PIN code. The code is sent to the customer’s provided email or phone number at the latest on the arrival day at 2pm.
  • The PIN code is provided only for paid and valid reservations. The code must not be shared with third parties.
  • The customer must return the property key to the same key box from which it was taken unless agreed otherwise.
  • A €50 fee is charged for a lost key.

Property Usage

  • The property is defined in the property description.
  • The customer has access to the property from 4:00 PM on the arrival day until 12:00 PM on the departure day, unless agreed otherwise.
  • The number of people using the property must not exceed the number specified in the reservation. The use of motorhomes, trailers, or rented services (e.g., hot tubs) on the property is prohibited without permission.
  • The guest is responsible for maintaining general cleanliness of the property, as well as removing any waste, bottles, and cans during and after the rental period. The guest is also responsible for washing the dishes at the end of the rental period.
  • End cleaning, except as specified above, is included in the rent, and Kanava Resort is responsible for it.
  • If, after the rental period has ended, more extensive cleaning is required due to the customer leaving the rental property in a condition exceeding normal cleanliness, the customer is responsible for the costs exceeding standard cleaning. The charge for the situation described is 50 per hour. The minimum charge for extra cleaning will be 3 hours.
  • Smoking indoors is strictly prohibited, and a €200 fee is charged if smoking occurs.
  • Pets are only allowed in designated properties, subject to an additional fee €100. Customers with pets must adhere to the following specific conditions:
    • The customer is fully responsible and liable for any damage caused by their pets.
    • Pets must not be left alone in the accommodation without supervision.
    • Pet owners must pay special attention to the cleanliness of the accommodation. If Kanava Resort needs to perform a cleaning that exceeds the standard due to pets, the customer is responsible for the costs exceeding normal cleaning.
  • Items left in the property will be reported to the customer. Lost items are kept at the Kytäjä Resort for 3 months, after which Kytäjä Resort is no longer responsible for storing the items.

Damages and Complaints

  • The customer is obligated to fully compensate Kanava Resort for any damage caused to the rental property or its contents.
  • The customer is also responsible for other people visiting the rental property and any damage they cause during the reservation period.
  • Kanava Resort does not compensate for inconveniences or costs caused by natural conditions such as insects, animals, weather, seasonal road damage or unexpected weather changes.
  • Any remarks regarding the equipment or condition of the rental property must be reported to Kanava Resort immediately upon discovery. If the issue cannot be resolved during the guest’s stay, a written complaint must be submitted either during or after the reservation period for further processing.
